Confirm the measured roof area
Ask how the contractor measured the roof and which surfaces are included. Floor area is not a substitute for measured roof area. If quantities are expressed in roofing squares, ask the provider to show the underlying measurements so the proposals can be compared consistently.
List the complete work
- Material brand, product and specification.
- Removal layers, hauling and disposal.
- Underlayment, flashing, ventilation and edge details.
- Decking repairs: what is included and how extra work is priced.
- Access arrangements, cleanup, warranty and exclusions.
Ask about change orders
Hidden conditions can change a project. Ask how the contractor documents additional damage, obtains your authorization and calculates the added charge. A vague allowance should not be mistaken for unlimited included repairs.
Compare written proposals
Use the same work description when requesting another estimate. Explain differences in quantities, materials and warranty before drawing a price conclusion. A high total alone does not establish poor work or overcharging.
